HVAC/Building Technician III

Job Title: HVAC/Building Technician III

Job Summary: Responsible for preventive maintenance and corrective maintenance work orders. Comfort and safety of all building occupants and personal safety. Efficient operation of all site equipment and systems.

This position will work Monday-Thursday 10 hour days and will be on call every 8 weeks.

Essential Duties and Responsibilities:

  • Perform mechanical preventive maintenance procedures for all manner of HVAC equipment: air-handlers, computer room air-conditioning equipment, pumps, filters, respond to tenant requests. Hot & cold calls, hanging boards & pictures, painting, ceiling tile, carpet, etc.
  • Snow removal/landscaping: participation on the snow removal crew is mandatory. Candidate will be expected to respond when called in (typically 2am) for shoveling and or operating snow removal equipment.
  • Work within the CMMS system: creating and closing out work orders.
  • On call responsibility: participate in the on call rotation, responsible for remotely monitoring the facility and responding to the site for critical alarms.


  • High school diploma or equivalent
  • 3 to 6 yrs experience in facilities maintenance
  • CFC Universal Certificate preferred but not required
  • Valid drivers’ license required
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to use and operate office equipment and software including but not limited to Windows based programs, Microsoft Office programs, internet. CMMS system.
  • Basic understanding of building operating systems
  • While performing the duties of this job, the employee is regularly required to stand, walk, sit, use hands to finger, handle, feel, reach with hands and arms, climb or balance, stoop, kneel, crouch or crawl, talk or hear, taste or smell. The employee must regularly lift or move up to 25 pounds and may occasionally lift up over 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • While performing the duties of this job, the employee is frequently exposed to working near moving mechanical parts, extreme cold and heat. The employee is occasionally exposed to wet or humid conditions, fumes or airborne particles, toxic or caustic chemicals, outdoors weather conditions, risk of electrical shock and vibration. The noise level in the work environment is usually moderate noise.

Compensation Range: $30 – $35 per hour based on experience

Other Compensation: This position is not bonus eligible and it is not commission eligible
