Maintenance Supervisor

Maiker Housing Partners

This is a Full-time position in Westminster, CO posted July 30, 2022.

Description:

We collaborate with nonprofit organizations, government agencies, the private sector, property owners, housing providers and the community to ensure stability and economic self-sufficiency are achievable goals for all Adams County residents.

The Maintenance Supervisor directs activities of workers engaged in operating and maintaining facilities and equipment as part of an apartment community by performing the duties listed below, either personally or through subordinates.

Maiker Housing Partners manages 14 properties in its portfolio. This includes 1,656 total units, of which 1,244 are a part of affordable programs such as tax credit, 50058, 50059, public housing, NSP, and home funds.

Salary: $26-32/hour

Maintenance

  • Implements and schedules a preventative maintenance programs for property, building and unit components.
  • Responds to and performs work as identified on work orders.
  • Assigns workers to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors.
  • Directs contracted projects to verify adherence to specifications.
  • Recommends necessary non-routine maintenance repairs and property improvements to the Community Manager.
  • Performs electrical, HVAC, plumbing, and general carpentry work in accordance with company standards. Recognizes the need for contracted labor for work beyond the person’s skill level.
  • Assists in snow shoveling, plowing, de-icing and removal as warranted.
  • Participates in and schedules after hours on-call maintenance service.

Staff Management

  • Coordinates with the Community Manager to establish the duties and responsibilities of subordinate staff.
  • Trains subordinates in the maintenance department.
  • Assists the Community Manager in evaluating the performance of subordinate staff.

Financial & Inventory Management

  • Plans and administers building department budget.
  • Compiles records of labor and material cost for operating building and issues cost reports to Community Manager.
  • Purchases maintenance supplies within the budgeted guidelines.
  • Receives written approval from Community Manager for any purchase exceeding the property budget.
  • Monitors pricing and performance of all vendors and contractors. Provides competitive bids when requested.
  • Maintains and updates parts and supplies inventory in an orderly fashion as prescribed by company policies and procedures.
  • Maintains and updates all required logbooks, forms and See to it that all capital improvements (large projects, appliances, carpet et al.) are recorded in Yardi.

Safety Management

  • Follows Emergency Procedures Plan for the property.
  • Participates in staff and safety meetings.
  • Maintains appropriate MSDS sheets for all chemicals used on-site.
  • Understand Chemical Safety Instructions and the Materials Safety Data Sheets (MSDS).
  • Ensures that all chemicals received and in stock have instructions and MSDS sheets. Maintains and replaces any missing or needed MSDS reports in the MSDS manual.
  • Inspects premises for unsafe conditions and takes corrective actions accordingly.
  • Ensures community is clean, safe and sanitary and meets all quality standards established. Maintains excellent curb appeal, clean grounds, and clean, neat amenities.

  • Interacts with residents and coworkers in a courteous and professional manner.

Requirements:

Education/Experience

  • High School diploma, GED, or one year certificate from college or technical school
  • One to two years related experience and/or training; or equivalent combination of education and experience
  • 3-5 years of on-site multifamily maintenance experience preferred
  • 3-5 years management/supervisory experience; responsibilities include interviewing, hiring, and training employees; planning, assigning, and managing others work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems
  • Working knowledge of Order Processing Systems and Yardi Property Management software
  • HVAC certification, designations from the AAMD or other Certifications preferred
  • Experience budgeting and property cost control
  • Bilingual in Spanish/English preferred
  • Valid driver’s license and auto insurance

Physical Requirements/Working Conditions

  • Ability to stand and walk on hard surfaces, and go up and down stairs
  • Ability to use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl.
  • Ability to talk and hear and occasionally sit, taste, or smell.
  • Ability to lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
  • Ability to reach to shoulder level and above
  • Ability to bend at the hips and knees
  • Specific vision abilities including close vision, distance vision, color vision, peripheral vision and depth perception.
  • While performing the duties of this job, the employee is regularly exposed to fumes or airborne particles, toxic or caustic chemicals, risk of electric shock, and working near moving mechanical parts.
  • While performing the duties of this job, the employee is regularly exposed outdoor weather conditions, and wet or humid conditions (non-weather).
  • The employee is occasionally assigned to work in high, precarious places and work with explosives.
  • The noise level in the work environment is usually moderate
